The Poppy Georgetown occupies two contiguous 19th-century row houses on P Street — taupe clapboard with black shutters, red accents, and a “Guesthouse + Gardens” flag above the entrance. It’s on the residential stretch of the block, away from the M Street corridor, which is the point: guests consistently describe staying here as less like checking into a hotel and more like being welcomed into a beautifully curated home in a neighborhood they wanted to actually live in for a few days.
The 15 rooms are individually decorated — patterned wallpapers, vibrant textiles, some with private patios or soaking tubs. Breakfast (pastries, fruit, Nespresso) is complimentary, and so is the evening reception in the Margot Bar, where house wine and craft beer are poured from 2pm. The bar runs until 9pm Sunday through Thursday and 10pm on Friday and Saturday. Behind the property, firepits and a back garden patio expand the outdoor footprint considerably.
Claim to Fame
The guesthouse opened in 2016 as The Avery Georgetown, founded by Justin Schneck — an early and influential entry into the boutique guesthouse market for this part of P Street. TBC Hotels acquired it in 2022 and relaunched it as The Poppy in May 2023 after a renovation that added the front courtyard, the back garden firepits, and the poppy-forward design vocabulary throughout. The rebrand leaned into Georgetown’s historically garden-rich character; the name itself is meant to signal a kind of post-Covid flowering.
